Five reasons investors are looking at Erin
Erin has been one of the most supply-constrained towns within reach of the GTA. Here’s what changed.
Growth is finally unlocked
Without municipal sewers, Erin couldn’t grow. A new wastewater system, mostly developer-funded, is in final commissioning and will serve roughly 14,500 connected residents.
The wastewater story 02A town set to double
Wellington County forecasts Erin growing from about 12,000 people in 2021 to 26,300 by 2051. Erin Village alone goes from 3,100 to 10,800 residents.
The growth plan 03Lowest new-home entry prices
New freehold towns from $599,900 and detached from $769,900, below new-construction starting prices in Georgetown, Brampton, Orangeville and Guelph.
Compare prices 04Up to $130K HST relief
Ontario’s temporary relief removes the full 13% HST on new homes up to $1M (capped at $130K to $1.5M), for investors and owner-occupiers, on deals signed by March 31, 2027.

What a $599,900 townhome could be worth
Our 2026 presentation models an illustrative scenario for an entry-level Erin townhome as the town grows. It’s one scenario among many, not a prediction. Erin resale prices have fallen since 2023, and nearby markets such as Halton Hills, Brampton and Orangeville rose 50–60% over ten years but remain below their 2021–22 peaks.

Erin new homes: quick answers
Is Erin, Ontario a good place to invest in real estate?
Erin has a rare combination: a new municipal wastewater system that lets its two urban areas grow for the first time, a County forecast that more than doubles the population to 26,300 by 2051, new freehold homes priced below Georgetown, Brampton, Orangeville and Guelph, and Ontario’s temporary HST relief of up to $130,000 on new homes for deals signed by March 31, 2027. The risks are real too: servicing delays, a current buyer’s market and lots of new supply. Our investment guide covers both sides.
