Use your FHSA

A First Home Savings Account gives you $8,000 a year of tax-deductible room (up to $40,000 lifetime), and qualifying withdrawals are tax-free. That’s ideal for funding pre-construction deposits.

House-hack it

On serviced Erin lots, Ontario allows up to three units per lot. A legal basement suite can help carry your mortgage. Ask for a side entrance and basement rough-in up front.

Time is on your side

Pre-construction spreads your deposits over months and closes in one to three years, giving you time to save, build credit and lock in rebates.
