About 5525 Eighth Line
The site is part of the Erin Heights Golf Course on the east side of Eighth Line, across from the Coscorp and Mattamy lands on Erin Village’s west side. Empire’s original 2022 application proposed 288 homes. A revised plan in January 2024 changed it to 306 homes: 68 single-detached, 25 rear-lane singles, 155 street townhouses and 58 back-to-back townhouses, on about 13.9 hectares with a stormwater pond, park and open space.
As of October 2026, the County draft plan (23T-22002) and zoning amendment (Z22-02) are still under review. The Town lists no recommendation report yet. Empire was one of the developers in the June 2026 development-charge settlement with the Town.

The investor view on 5525 Eighth Line
About 70% of the proposed homes are townhomes, which typically means a lower entry price and stronger rental yields. Empire is a large GTA builder with a lot of townhome experience. The risk is timing: until the plan is approved and serviced, a launch date can’t be set.
If you want an Eighth Line townhome and don’t need to buy this year, this is one to watch. We’ll post approval milestones as they happen.

Eighth Line, west Erin Village. About 25–28 minutes to Acton or Georgetown GO, 37 minutes to Guelph and 43 minutes to downtown Brampton.
