What homes rent for in Erin
Erin is too small for its own CMHC rental survey, so we combine listing snapshots with provincial estimates. As of fall 2026:

Renters were only about 10% of Erin households in the 2021 Census, so there is very little purpose-built rental. In nearby Guelph, CMHC measured 3.1% apartment vacancy in October 2025.
Secondary suites: three units per lot
Ontario’s Planning Act lets owners have up to three residential units on a “parcel of urban residential land” served by municipal water and sewer: for example, the main house plus a basement apartment plus a garden or garage suite. Municipalities can’t prohibit that, and the extra units are exempt from development charges.
Until now that rule had little bite in Erin, because its villages weren’t on municipal sewers. As the new wastewater system comes online, Erin’s new subdivisions become exactly the kind of land the rule targets. Details still matter:
- The Town’s zoning by-law sets parking, size and setback rules.
- The Ontario Building Code governs fire separation, egress, ceiling heights and more.
- Builder agreements and subdivision covenants can restrict changes before or after closing.
Practical tip: ask the builder for a separate side entrance, a basement rough-in and higher basement ceilings before you sign. Erin Glen currently includes a 3-piece basement rough-in.

Most demand comes from families who want space and schools while they save to buy, people relocating for jobs in Halton Hills, Brampton, Guelph or Orangeville, and households priced out of buying in the GTA. Expect longer tenancies and fewer units turning over, but plan for a 25–45 minute commute being part of your tenant’s life.
